A Multi-Family Energy Audit is a study of a building’s utilities consumption (electricity, gas, water), with an on-site inspection that evaluates all aspects of the facility including: lighting, air conditioning, heating and ventilation equipment, HVAC controls, and all other energy equipment.

After the on-site assessment, a detailed report is generated prioritizing energy conservation measures (ECMs) with quantifiable cost savings analysis and return on investment.

Process

Our multi-family energy assessment process is designed to identify solutions that address a property manager/owner’s concerns and priorities with accurate and cost-effective recommendations.

Multi-Family assessments may include:

•  Sampling of units to create a baseline that directs the implementation of
energy savings measures project wide
•  Thermal and pressure envelope evaluation
•  Space analysis to determine if efficiency may be affected by utilization
that differ from original intent of the building
•  Common space investigations including slab on grade and / or crawl
space, vaulted ceiling, hallways, stairwells, mechanical room, and
overall property
•  On-site walk-through of the property to understand building operations
such as construction techniques, equipment, operations, and
maintenance procedures
•  A comprehensive Energy Report identifying all appropriate energy
conservation measures, as well as financial analysis based on
implementation costs, operating costs, and attainable savings

Rebates

Energy Smart Rebate

Energy Smart multi-family projects are generally categorized into two types:

1. Residential Multi-Family projects (Condos or Townhomes) have a
clearly defined thermal and pressure boundary.

a.  IMPACTenergy assesses a sampling of units at $50/each.

b.  Each unit in a complex is then eligible for up to $400 in rebate             money for any retrofit energy measure (i.e. insulation or air sealing).
Energy Smart Rebates offer up to 20 percent of a total project cost,
up to a maximum of $25,000.  To receive these funds, the total
energy conservation recommendation must meet or exceed 15
percent total modeled energy savings. Each property is eligible to
receive $25,000 towards energy improvements.

2. Commercial Multi-Family units, such as apartment complexes, do not
have clearly defined thermal and pressure boundaries.

a.  The energy smart rebate will cover 50 percent of the upfront cost             up to $5,000.

b.  Each unit in the complex is then eligible for up to $400 in rebate             money. Energy Smart Rebates offer up to 20 percent of a Total
Project Cost, up to a maximum of $25,000. To receive these funds
the total energy conservation recommendation must meet or exceed
15 percent total modeled energy savings. Each property is eligible to
receive $25,000 towards energy improvements.

Holy Cross Energy Rebate

As part of its Five-Year Plan for Energy Efficiency, Holy Cross Energy has a variety of prescriptive rebates available for multi-family properties. Rebates are available to consumers of Holy Cross Energy effective March 1, 2012, and are subject to terms and conditions found on the WE CARE Program – Prescriptive Rebate application form. Funding for this program is limited.  Applications are being accepted on a first come, first serve basis while funds are available. This program is subject to termination at any time.

Eagle River Water and Sanitation District Rebate (ERWSD)

For water conservation measures (including showerheads, bathroom & kitchen aerators) ERWSD will provide energy efficient plumbing fixtures for residential units. Impact Energy can assist with the implementation.
